THE FOLLOWING INFORMATION ABOUT RESPONDING TO PLANNING APPLICATIONS  IS TAKEN FROM WYRE BOROUGH COUNCIL’S WEBSITE

 THESE POINTS WOULD MAKE A GOOD BASIS FOR LETTERS WHICH YOU MIGHT WISH TO WRITE TO ANY LOCAL AUTHORITY REGARDING A PLANNING APPLICATION

We strive to make the best decision when considering each planning application.  Therefore we want to hear your views to ensure all matters are taken into account during the decision making process.

You can make a comment in writing via letter or via e-mail and you are able to speak at Planning Committee meetings (although only a small amount of planning applications go to the committee to be decided).  
 
Anyone can make a comment. You do not need to have received a letter from us or even live near the application site to comment. Whether in favour of, or objecting to a proposal, your comments are highly valued.
 
You should be aware that other members of the public including the applicant, will be able to read or purchase copies of any written representation that you send to us.  

 

COMMENTS WHICH CAN BE TAKEN INTO ACCOUNT.

We cannot reject a proposal on the basis that a lot of people are against it. We can only consider objections which are relevant to planning issues.
 
The most important of these will be what the policies of the Wyre's Development Plan say about the proposal. The Development Plan includes the Lancashire Structure Plan and the Wyre Borough Local Plan. It shows the extent of Green Belt, countryside areas, settlement boundaries and locations for new development.
 
 Statements of Government policy, Wyre Borough Council's Supplementary Planning Guidance Notes (such as the House Extension Design Guidelines), and other planning considerations will also be taken into account, including:
  • Scale, appearance and design of the proposal
  • Impact on the residential amenity of local residents including loss of light, overlooking and loss of privacy, noise and disturbance
  • Impact on the character of the area and whether the use is appropriate
  • Effect on highway safety and parking
  • Effect on nature conservation and trees 
  • Effect on the character or appearance of a Conservation Area
  • Effect on the architectural or historic character of a Listed Building

 

COMMENTS WHICH CANNOT BE TAKEN INTO ACCOUNT

 The Government makes it very clear that some matters are not planning considerations. The following cannot be taken into account:

  • Loss of property value
  • Boundary disputes
  • Private matters between neighbours, such as covenants, rights of access and damage to property
  • Trade competition
